This renovation project at 25791 Player Drive transformed the home with fresh paint, updated kitchen and bathroom fixtures, and essential electrical and carpentry upgrades. The kitchen received new cabinets, quartz countertops, a stylish ceramic tile backsplash, and a modern undermount sink with a new faucet and garbage disposal. The bathrooms were refreshed with new vanities, sinks, and faucets, while plumbing and electrical upgrades, including GFCI outlets, enhanced safety and functionality. The interior was fully repainted, including trim and doors, while the garage ceiling was repaired and painted for a clean finish. With improved flooring, vent covers, and minor carpentry repairs, this project modernized the space while ensuring long-term durability.
Scope of Work
1. Interior Painting
- Painted walls, ceilings, interior doors, and standard trim (up to 9' H) throughout the 1,140 sq. ft. home.
- Replaced basic plastic covers for outlets and switches.
- Applied two coats of paint, addressing small cracks and holes for a smooth finish.
2. Flooring
- Removed and reinstalled two existing toilets to accommodate new flooring installation.
- Temporarily removed and reinstalled the existing range and dishwasher for flooring work.
3. Kitchen Renovation
- Cabinetry & Countertops:
- Removed and disposed of old kitchen cabinets, countertops, sink, and faucet (28 linear feet).
- Installed new base and wall cabinets, including knobs and pulls.
- Installed an 18" pantry-style cabinet with adjustable shelves.
- Installed new quartz countertops (28 sq. ft.).
- Backsplash & Fixtures:
- Installed a ceramic tile backsplash in a staggered or stacked pattern.
- Installed a 30” undermount stainless steel kitchen sink.
- Installed a new kitchen faucet, supply lines, and a 1/3 HP garbage disposal.
- Upgraded electrical outlets to GFCI in the kitchen.
- Removed and reinstalled the existing microwave after cabinet work.
4. Bathroom Upgrades
- Main Level Powder Room:
- Replaced vanity with a new 24” vanity, sink, and faucet.
- Installed new angle stops, supply lines, and P-trap.
- Primary Bathroom:
- Split an existing water line to add a second sink.
- Removed and installed a new 60” vanity with two sinks and faucets.
- Installed new angle stops, supply lines, and P-traps.
- Hall Bathroom:
- Replaced the existing vanity with a new 36” vanity, sink, and faucet.
- Installed new angle stops, supply lines, and P-trap.
- GFCI Outlet Replacement:
- Replaced three existing bathroom outlets with GFCI outlets and cover plates.
5. Carpentry & Miscellaneous Repairs
- HVAC Vent Covers:
- Replaced two oversized return vent covers (kitchen and under stairs).
- Electrical & Fixtures:
- Removed and capped off the living room ceiling fan.
- Cabinet Updates:
- Replaced two upstairs hall cabinet doors, including hinges and knobs.
- Painted kitchen cabinet doors and face frames with primer and two coats of paint.
- Garage Ceiling Repairs:
- Replaced and installed new drywall on the garage ceiling where a leak occurred (30 sq. ft.).
- Painted the entire garage ceiling (400 sq. ft.).
6. Subfloor Repair & Electrical Upgrades
- Installed OSB and repaired the subfloor in the upstairs vanity area (40 sq. ft.).
- Added two additional GFCI outlets in the kitchen.
- Replaced drywall behind the dishwasher (60 sq. ft.), including tape, spackle, and corner bead.
